New Tenant Information
Rent: Send rent before the due date to Gold Management, 199 Lee Avenue #620, Brooklyn, NY 11211
Moving In: All tenants must use a moving company with proof of insurance. This must be presented to the building manager prior to your move-in. Alternatively, you can give a security deposit of $250 cash with the property manager or super prior to the move in. This would be refundable assuming there is no damage to the building as a result of the move. You will need to schedule the use of the loading dock, if you absolutely need to move something very heavy, at least 48 hours in advance with the building manager and the elevator operators will need to be hired by you for their time if it is outside of normal hours (see elevator hours below).
Fire / Emergency: Your apartment is equipped with a smoke detector that is hard wired to your circuit box. If it accidentally goes off while you are cooking, open your windows to air out the space and flip the proper circuit breaker to reset the alarm. Please don’t leave the circuit turned off!!! It is our only alarm system in case of a real fire. The most common cause of fires at home is from unattended candles. Please don’t leave your apartment with them burning. The emergency stairwell exit at the end of the hallway leads to the roof and the street. Never prop open any doors leading to the stairwell as they are a security check and a substantial (and building-code mandated) firewall. Also, be careful with the sprinklers in your apartment. If they are knocked or exposed to heat, they will go off.
Elevator: Andy operates the elevator in the evenings Monday through Friday from 5PM-11PM and Saturday and Sunday afternoons from 2PM-8PM. If you need to use the elevator at another time, please contact him at 646-552-3089. You’ll need to pay him for service during off hours.
Roof: Please do what you can to keep the roof clean and presentable for other tenants in the building. This includes the following: putting trash away, keeping the deck/furniture clean and usable, and watching over invited guests to be sure they don’t spoil the space for everyone else. Small parties are allowed, but because of experiences in the past, the building residents and the fire department have agreed that these should be limited to a few (less than 10) people you personally invite. Most importantly, do not drop bottle caps, lit cigarettes or any sharp objects on the roof surface. We don’t want the landlord to shut down this great amenity due to damage to and leaks. Pets are not allowed.
Laundry: Laundry cards are available for sale from the elevator operator for $5. The machines in the basement are high-efficiency and require only 1/4 cup of detergent. Money can be added to your laundry cards at the machine in the basement. If you want pick up service call Garri at 718-499-4143. He picks up and delivers three days a week.
Utilities:
- Water: Landlord pays for water
- Trash: Landlord pays for trash removal. Please take your trash down to the cans on the Gold Street side of the building. Do not leave trash in the hallways or in the front of the building. If you have any large objects (couches, mattresses) that you are getting rid of, please do not leave them on the loading dock or in the halls. It is your responsibility to haul away anything that does not fit into our cans.
- Gas: The gas company is National Grid (718 403-2000) and is generally quite reliable and easy to work with, though the rates are high (you might try a different, cheaper, rate provider)
- Electricity: ConEdison (1-800-75-CONED) You can also have them provide you with power from renewable sources. This costs a little more but is tax free and will have little effect on your bill: http://www.conedsolutions.com/Residential/GreenPowerMain.htm
- Phone: Verizon (800 890-1550) You might try using an alternative service provider (AT&T or MCI)
- Internet: Time Warner, see below; Verizon DSL (877 525-2375)

PLEASE DO NOT HAVE THE UTILITY COMPANIES BUZZ THE SUPER’S OR MANAGER’S DOOR. It is your responsibility to let servicemen in and show them to the basement. Your hallway key will open the basement door.
Recycling: Recycling is sorted by our carting company at their facility. Therefore, you can put all your trash and recycling in one bag. Place them in the trash cans on the Gold Street Side of the Building.
Security: Never prop open any doors or allow anyone into the building whom you suspect may not belong here. There are cameras in the entry area and in some of the halls. If you have a problem, contact the police and then the building manager as soon as possible so he can check the surveillance tape. If you do not do so within 24 hours of the incident, the tape will be recorded over.

Ladder: Do you need a ladder? With our luxuriously high ceilings, sometimes tenants need to borrow a ladder to change a light bulb or hang curtains. Just ask the elevator operator if one is available. Please be sure to return it to him that same day. We may need to use it in an emergency.
